WHEREAS, by Deed of Trust dated April 1, 2013, and recorded on April 18, 2013, appearing of record in Record Book 110 page 50, in the Registerís Office of Haywood County, Tennessee, Mary Lou Lane, a widow, conveyed to DAVID PRINCE, TRUSTEE, certain real estate therein described, to secure the payment of a certain indebtedness therein set forth to InSouth Bank; and
WHEREAS, default has been made in the payment of the indebtedness secured by the Trust Deed, and InSouth Bank the lawful holder of the note evidencing the indebtedness has declared the entire balance due and payable; and
WHEREAS, Charles C. Exum was appointed Successor Trustee by instrument appearing of record in Record Book 165, page 830 in the Registerís Office of Haywood County, Tennessee.
NOW, THEREFORE, notice is hereby given that on September 7, 2018 at 1:00 P.M., at the front door of the Court House in Brownsville, Tennessee, I will sell to the last, highest and best bidder for cash or for credit bid against the secured debt, and free from all equity of redemption and any statutory or common law right of redemption, homestead, dower, marital share, and all other exemptions, of which were waived in the deed of trust, including, but not limited to, a statutory right to an elective share in the property, the following real estate lying and being in the 7th Civil District of Haywood County, Tennessee and being more particularly described as follows, to-wit:
BEGINNING at an iron stake in the east edge of the concrete sidewalk on the east side of what is known as Park Avenue in the Town of Brownsville, Tennessee, being the southwest corner of Lot No. 1 of this survey and being in center of the concrete driveway and being in the west line of a lot conveyed by Henry Buford and Mrs. Nannie Reid (34/76) of which this now described lot is a part; runs thence with the south line of Lot No. 1, East 196 feet to an iron stake, the southeast corner of Lot No. 1; thence South 54 feet 3 inches to an iron stake 3 feet 6 inches South of the north line of a lot conveyed by J. E. Chapman et al to Mrs. Nannie Reid (33/453); thence West 196 feet to an iron stake in the east edge of the above mentioned sidewalk; thence with the edge of the walk North 54 feet 3 inches to the point of beginning.
Being the same lot or parcel conveyed to Roy H. Lane and wife, Mary Lou Lane, by Warranty Deed recorded November 6, 2000 in Deed Book 240, Page 270 in the Registerís Office of Haywood County, Tennessee. The said Roy H. Lane died leaving Mary Lou Lane surviving tenant by the entirety. Mary Lou Lane, a widow, conveyed the same property to Mary Lou Lane, William Eagle Lane and Richard Taylor Lane, as joint tenants with right of survivorship, by QuitClaim Deed dated February 3, 2015, and recorded on February 12, 2015 in Record Book 128, page 149, in said Registerís Office. William Eagle Lane conveyed his one-third interest to Richard Taylor Lane by QuitClaim Deed dated May 24, 2017 and recorded on May 25, 2017 in Record Book 152, page 178, in said Registerís Office. Mary Lou Lane died testate on July 1, 2017, leaving Richard Taylor Lane as the surviving tenant.

Said property will be sold by me as Successor Trustee only and subject to any unpaid taxes and assessments and all valid restrictions, covenants or easements, if any, of record on said property, and subject to any and all other liens having priority over the Trust Deed. The Successor Trustee reserves the right to make oral announcements at the time of the public sale which shall apply to the terms of the sale. The Successor Trustee may postpone any sale hereunder to another time or place by so announcing to all present at the time and place of the sale scheduled herein, without the necessity of any further notice whatsoever.
