NOTICE OF SUBSTITUTE TRUSTEEíS SALE OF REAL ESTATE
WHEREAS, on June 12, 2015, COREY CURRIE AND TROY SMITH, by Deed of Trust of record in Record Book 131, at Page 354, in the Registerís Office of Haywood County, Tennessee, conveyed the following described property in trust to secure the payment of a Promissory Note in the original principal amount of Fifty One Thousand Four Hundred Twenty Five and 00/100 ($51,425.00) payable to SIMMONS BANK, Successor by Conversion to Simmons First National Bank, Successor by Merger to First State Bank; and
WHEREAS, the undersigned was appointed Substitute Trustee by Simmons Bank, which appointment will be recorded in the Registerís Office of Haywood County, Tennessee prior to the deed evidencing this sale; and
WHEREAS, default has been made in the payment of said indebtedness and other provisions of the Deed of Trust have been violated, and SIMMONS BANK, the lawful owner and holder of the said indebtedness, has declared the entire amount due and payable as provided by the Deed of Trust in accordance with the terms thereof, and instructed the undersigned to foreclose; and
NOW, THEREFORE, the public is hereby notified that the undersigned Substitute Trustee will sell the hereinafter described real estate at public auction, to the highest and best bidder, for cash in hand paid, at the east door of the Courthouse at Brownsville, Haywood County, Tennessee, on Monday, November 26, 2018, at 2:00 oíclock p.m., said property to be sold in bar of the equity of redemption and subject to the lien of all special assessments against it. If the highest bidder cannot pay the bid within twenty-four (24) hours of the sale, the next highest bidder will be deemed the successful bidder.
Lying, and being situated in the City of Brownsville, 7th Civil District, Haywood County, Tennessee, bounded and described as follows; to-wit:
The north half of Lot No. 16, of Bradford division and begins at a stake in the northwest corner of Lot No. 14, of said subdivision, runs West 277-1/2 feet, a stake in the east margin of the old Narrow Gauge Railroad, thence South with the east margin of same 145 feet to a stake, thence East 277-1/2 feet to a stake, in west boundary line of Lot No. 14, thence North 145 feet to the beginning and containing 1 and 6/100 acres both lots containing 2 acres, more or less. Per T.C.A. 66-24-121: No survey was performed at the time of conveyance; the legal description herein was taken from the previous deed of record and the preparer expresses no opinion as to the accuracy thereof.
This property is subject to the right of way of Norris St. and standard utility easements.
This property is an apartment and this conveyance is subject to the rights of tenants in possession.
It being the same property as that described in a Warranty Deed from Obie Beard to Corey Currie and Troy Smith, dated June 12, 2015, and of record in Record Book 131, page 352, Registerís Office of Haywood County, Tennessee.

Title to said property is believed to be good, but the undersigned will sell as Substitute Trustee only and will assign to the purchaser all covenants of warranty contained in said Deed of Trust. Other interested parties: None.
