NOTICE OF TRUSTEEíS SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated July 31, 2015, and the Deed of Trust of even date securing the same, recorded August 3, 2015, in Book No. 133, at Page 365, in Office of the Register of Deeds for Haywood County, Tennessee, executed by Wesley Brizentine and Justina Nabours, conveying certain property therein described to Cathy Frost as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for GSF Mortgage Corporation, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by GSF Mortgage Corporation.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by GSF Mortgage Corporation, will, on April 1, 2020 on or about 1:00 PM, at the Haywood County Courthouse, Brownsville, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Haywood County, Tennessee, and being more particularly described as follows:
BEING LOT NO. 5 OF THE BAILEY FERGE DIVISION, plat of record in Plat Book 2, Page 306 (Slide 252), Registerís Office of Haywood County, Tennessee, and being more particularly described as follows: Beginning on an iron rod in the eastern right of way of Slate Highway 179 (Eurekaton Road) and being 30 feet from the center of said highway and also being 1514.40 feet southeast of the southern right of way of Carney Road and being the southwest corner of Tract 6 of the Bailey Ferge, Jr. property division and being the northwest corner of the herein described Tract 5; thence with the southern boundary of Tract 6, North 62 degrees 17 minutes 29 seconds East a distance of 770.97 feet to an iron rod in the western boundary of a 65 acre tract previously conveyed; thence with said 65 acre tract South 27 degrees 42 minutes 31 seconds East a distance of 283 feet to an iron rod and being the northeast corner of Tract 4: thence with the northern boundary of Tract 4, South 62 degrees 17 minutes 29 seconds West a distance of 770.90 feet to an iron rod in the eastern right of way of State Highway 179 and being the northwest corner of Tract 4; thence with said highway and with the arc of a curve to the right having a radius of 1577.01 feet (chord North 27 degrees 42 minutes 31 seconds West. 42.09 feet) to a point; thence North 27 degrees 42 minutes 31 seconds West a distance of 240.91 feet to the point of beginning and containing 5.01 acres, more or less.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose.
