NOTICE OF TRUSTEEíS SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated April 14, 2010, and the Deed of Trust of even date securing the same, recorded April 26, 2010, in Book No. 76, at Page 892, in Office of the Register of Deeds for Haywood County, Tennessee, executed by Jeffrey L. Naugle and Felisha M. Naugle, conveying certain property therein described to Hunter Simmons as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for First South Bank, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Crescent Mortgage Company.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Crescent Mortgage Company, will, on August 8, 2018 on or about 1:00 PM, at the Haywood County Courthouse, Brownsville, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Haywood County, Tennessee, and being more particularly described as follows:
TRACT 1: Begins at a stake in the north margin of Poplar Corner Blacktop Road, said beginning point being the southwest corner of a tract of land in the name of Marbury and the southeast corner of the Booth tract, of which this tract is a part; thence with Marburyís west line north 460 feet to a stake; thence west 100 to a stake; thence south 410 to the north margin of said road; thence with the margin of said road in a southeasterly direction 110 feet to the point of beginning containing 1 acre more or less.
TRACT 2: TRACT I: Begins at a 1/2 inch iron rod set on the North right of way tine of Poplar Corner Road (66 foot right of way), said point being the Southwest corner of Vada Lewis (Deed Book 145, Page 458) and being the Southeast corner of the remainder of the Lottie Booth Robertson Estate (Will Book Q, Page 36) (Deed Book 71, Page 127); thence North 63 degrees 47 minutes 02 seconds West 97.72 feet along said right of way line, to a 1/2 inch iron rod set; thence along division lines of the Robertson Estate, North 48 degrees 46 minutes 33 seconds East 111.37 feet to a 1/2 inch iron rod set; thence North 60 degrees 57 minutes 21 seconds East, 116.87 feet to a 1/2 inch iron rod set on the West line of Vada Lewis (Deed Book 142, Page 505); thence South 00 degrees 58 minutes 03 seconds West, 55.19 feet along the West line of Lewis to a 1/2 inch iron rod set at the Northeast corner of Vada Lewis (Deed Book 145, Page 458); thence South 89 degrees 07 minutes 12 seconds West 60.00 feet, along the North line of Lewis to an 1/2 inch iron rod set; thence South 17 degrees 40 minutes 29 seconds West 123.00 feet along the West line of Lewis to the point of beginning. Containing 0.23 acres within these bounds.
Survey made by Carl E. Matlock, RLS #0969 of Professional Land Services, 118 Miller Avenue, Jackson, Tennessee 38305 on September 12, 2003. TRACT 11: BEGINS at a stake in the North margin of blacktop road, said beginning point is measured 33 feet from the center of said road, and said beginning point being the Southwest corner of one-acre tract conveyed by Bryant Booth and wife to James Thomas Hill by deed of record in Deed Book 114, Page 320, Registerís Office of Haywood County, Tennessee; thence with the West line of said Hill tract 153 feet to a stake; thence West 60 feet to a stake; thence in a Southwesterly direction with existing fence about 123 feet to a stake in the North margin of said road; thence with the North margin of said road in a Southeasterly direction about 110 feet to the point of beginning.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. In addition, the following parties may claim an interest in the above-referenced property:

The sale held pursuant to this Notice may be rescinded at the Successor Trusteeís option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above. In the event of inclement weather, the trustee hereby announces that the sale will be postponed for a period of two weeks. In such situations, notices will be mailed to interested parties of record.
