Sale at public auction will be on July 11, 2018 at 1:00 p.m., local time, at the east door of the Haywood County Courthouse, 1 North Washington Brownsville, TN 38012, pursuant to Deed of Trust executed by Derrick Conner and Dorothy Conner, husband and wife, to Banks Law Firm, P.A., as Trustee for Mortgage Electronic Registration Systems, Inc. (ìMERSî) as nominee for Everett Financial, Inc. d/b/a Supreme Lending, dated March 7, 2016, of record in Record Book 139, Page 197, in the Registerís Office for Haywood County, Tennessee (ìDeed of Trustî), conducted by Padgett Law Group, having been appointed Substitute Trustee, all of record in the Haywood County Registerís Office. Default in the performance of the covenants, terms, and conditions of said Deed of Trust has been made; and the entire indebtedness has been declared due and payable.

Legal Description: Situated, lying and being in Brownsville, 7th Civil District of Haywood County, Tennessee, and more particularly described as follows, to-wit: BEGINNING at a metal pipe in the south margin of East Cooper Street at the northeast corner of Lot No. 96 in Walnut Hill Acres Subdivision, a plat of which appears of record in Plat Book 1, page 104, and as supplemented in Plat Book 2, Page 46, in the Register`s Office of Haywood County, Tennessee; thence North 87 degrees East, with the south margin of East Cooper Street, 60 feet to a point at the beginning of a curve; thence around said curve to the right in a southeastern direction, having a radius of 25 feet a distance of 39.27 feet to a point at the end of said curve and being in the west margin of Burford Lane; thence south 3 degrees East, with the west margin of Burford Lane, 110 feet to a metal spike at the northeast corner of Lot No. 94 in said subdivision; thence South 87 degrees West, 85 feet to a point by a metal fence post at the southeast corner of Lot No. 96; thence North 3 degrees West, with the east line of Lot No. 96, 135 feet to the beginning. Being lot No. 95, Walnut Hill Acres subdivision platted as aforesaid. Notice per T.C.A. 66-24-121: No survey was performed at the time of closing. The legal description herein is the same as in the previous deed of record. No opinion is rendered as to the accuracy of the legal description. This property is subject to Restrictions, setbacks, easements and all matters of record on the plat of Walnut Hill Acres Subdivision recorded in Plat Book 1, page 104 and as supplemented in Plat Book 2, Page 46, and as amended in Plat Book 2, Page 29, Register`s Office, Haywood County, Tennessee.

If you purchase a property at the foreclosure sale, the entire purchase price is due and payable at the conclusion of the auction in the form of a certified check made payable to or endorsed to Padgett Law Group. No personal checks will be accepted. To this end, you must bring sufficient funds to outbid the lender and any other bidders. Insufficient funds will not be accepted. Amounts received, in excess of the winning bid will be refunded to the successful purchaser at the time the foreclosure deed is delivered.
