SUBSTITUTE TRUSTEE’S SALE
Sale at public auction will be on November 9, 2020 on or about 1:00PM local time, At the East Door of the, Haywood County Courthouse, 1 North Washington Brownsville, TN 38012, conducted by the Substitute Trustee as identified and set forth herein below, pursuant to Deed of Trust executed by SHANE A ROGERS, to Hunter Simmons, Trustee, on March 22, 2004, at Record Book 264, Page 826 in the real property records of Haywood County Registerís Office, Tennessee.
Owner of Debt: U.S. Bank National Association, not in its individual capacity, but solely as Indenture Trustee for Legacy Mortgage Asset Trust 2018-GS3
The following real estate located in Haywood County, Tennessee, will be sold to the highest call bidder subject to all unpaid taxes, prior liens and encumbrances of record:
Beginning at a stake on the East margin of McLemore Street, said stake being 63.2 feet from the Southwest corner of the lot bought of Mrs. D.S. Anderson of which this is a part, is the Northwest corner of Lot No. 1 of this subdivision and 281.5 feet from the north edge of concrete walk on the North side of West Main Street, as measured along the East margin of McLemore Street, and 35 feet from the West edge of concrete walk on the West side of McLemore Street; running thence along the East margin of McLemore Street, parallel to the concrete walk on the West side of said street and at a distance of 35 feet from the West edge of said walk, North 6 degrees and 4 minutes East 64.3 feet to a stake, said stake being the Northwest corner of Lot No. 3 of this subdivision; thence along the south boundary line of Lot No. 3, South 83 degrees and 9 minutes East 156.4 feet to a stake, the Southeast corner of Lot No. 3 in the West boundary line of a lot in the name of Davis; thence along the West boundary line of said Davis Lot; South 4 degrees and 37 minutes West 64.8 feet to a stake, the Northeast corner of Lot No. 1 of this subdivision in the West boundary line of this Davis Lot; thence along the North boundary line of said Lot No. 1, North 83 degrees and 3 minutes West 158 feet to the point of beginning. Being the same property conveyed to Shane A. Rogers by Warranty Deed of Jimmy Bishop as recorded in Deed Book 263, Page 723, Register`s Office, Haywood County, Tennessee.

If the U.S. Department of Treasury/IRS, the State of Tennessee Department of Revenue, or the State of Tennessee Department of Labor or Workforce Development are listed as Interested Parties in the advertisement, then the Notice of this foreclosure is being given to them and the Sale will be subject to the applicable governmental entitiesí right to redeem the property as required by 26 U.S.C. 7425 and T.C.A. ß67-1-1433.
This property is being sold with the express reservation that the sale is subject to confirmation by the lender or trustee. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the purchase price. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgageeís attorney.
