WHEREAS, by Deed of Trust dated November 16, 2000, Larry G. Kinney conveyed to G. Bevard, Trustee, certain real property located in Haywood County, Tennessee, which deed of trust is of record in Trust Deed Book 25, Page 616, Registerís Office, Haywood County, Tennessee, for the purpose of securing the payment of the indebtedness therein set out and described, to which deed of trust reference is heremade for the particulars thereof; and
WHEREAS, default having been made in the payment of the debt(s) and/or obligation(s) thereby secured by said Deed of Trust and the current holder of said Deed of Trust, Abacus Funding Group, LLC, appointed the undersigned, Joshua B. Shearon, as Substitute Trustee, by an instrument duly recorded in the Registerís Office of Haywood County, Tennessee in Record Book 163, Page 57, with all rights, powers and privileges of the original Trustee named in the said Deed of Trust; and
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by Holder, and that by virtue of the authority vested in me by the said Deed of Trust as Trustee, notice is hereby given that on Friday, October 12, 2018 at 9:00 a.m. at the East door of the Courthouse for Haywood County, Tennessee located in Brownsville, Tennessee, or as may be continued from time to time, I will sell to the highest and best bidder for cash, the following described real estate and improvements located thereon, lying and being in the 7th Civil District of Haywood County, Tennessee, and more particularly described as follows, to-wit:
BEING LOT NO. 4, PINE HILL SUBDIVISION, Plat Book 2, Pages 14 and 15 (Slide 95), Registerís Office, Haywood County, Tennessee.
BEING the same property conveyed to Larry G. Kinney by deed as recorded in Deed Book 213, Page 302 in the Registerís Office of Haywood County, Tennessee.

This property is commonly known as 1215 Dogwood St., Brownsville, TN 38012.
SAID SALE will be to the highest and best bidder for cash and free from the equity of redemption, dower, homestead, and such other exemptions which are specifically waived in said deed of trust; and the title to said property is believed to be good, but I will sell and convey as trustee only under the terms and authority of the Deed of Trust hereby foreclosed.
SAID SALE may be adjourned to another time or may be postponed to another date by public announcement at the appointed time of sale without readvertisement.
SAID SALE shall be subject to unpaid property taxes, assessments, subdivision restrictions, building lines, easements and all prior liens and encumbrances of record superior in right to the Deed of Trust; and any matter that an accurate survey of the premises might disclose.
THERE WERE no recorded liens against Larry G. Kinney, by the United States of America with respect to which provisions of 26 U.S.C. ß7425(b) require notice to be sent to the United States of America.
THERE WERE no recorded liens against Larry G. Kinney by the State of Tennessee with respect to which provisions of Tennessee Code Annotated ß67-1-1433(b)(1) require notice to be sent to the State of Tennessee.
There are no LIEN HOLDERS of record for which notice has to be given.
