WHEREAS, by Deed of Trust dated September 18, 2002 and recorded on September 24, 2002, Ellis Taylor, Jr. and Mattie Taylor conveyed to Thomas R. Chapman, Trustee, certain real property located in Haywood County, Tennessee, which deed of trust is of record in Trust Deed Book 246, Page 744, Registerís Office, Haywood County, Tennessee, for the purpose of securing the payment of the indebtedness therein set out and described, to which deed of trust reference is heremade for the particulars thereof; and
WHEREAS, default having been made in the payment of the debt(s) and/or obligation(s) thereby secured by said Deed of Trust and the current holder of said Deed of Trust, Insouth Bank, appointed the undersigned, Joshua B. Shearon, as Successor Trustee, by an instrument duly recorded in the Registerís Office of Haywood County, Tennessee in Record Book 169, Page 514, with all rights, powers and privileges of the original Trustee named in the said Deed of Trust; and
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by Holder, and that by virtue of the authority vested in me by the said Deed of Trust as Trustee, notice is hereby given that on Thursday, February 7, 2019 at 1:00 p.m. at the East door of the Courthouse for Haywood County, Tennessee located in Brownsville, Tennessee, or as may be continued from time to time, I will sell to the highest and best bidder for cash, the following described real estate and improvements located thereon, lying and being in the 7th Civil District of Haywood County, Tennessee, and more particularly described as follows, to-wit:
BEGINNING at a stake in the east margin of a gravel road, said stake being 20 feet from the center of said gravel road and being 125 feet north of the southwest corner of the Frady tract of which this lot is a part, and being the northwest corner of Lot No. 1; runs thence north with the east margin of said gravel road 125 feet to a stake, said stake being the southwest corner of Lot No. 3; runs thence east with the south line of Lot No. 3, 348.48 feet to a stake, said stake being the southeast corner of Lot No. 3; runs thence south 125 feet to a stake, said stake being the northeast corner of Lot No. 1; runs thence west with the north line of Lot No. 1, 348.48 feet to the point of beginning, and containing 1 acre, more or less.
BEING the same real property conveyed unto Ellis Taylor, Jr. and wife, Mattie S. Taylor. The said Mattie S. Taylor predeceased Ellis Taylor, Jr. leaving him the surviving tenant by the entirety. The said Ellis Taylor, Jr. is now deceased.

This property is commonly known as 916 Landfill Road., Brownsville, TN 38012.
SAID SALE will be to the highest and best bidder for cash and free from the equity of redemption, dower, homestead, and such other exemptions which are specifically waived in said deed of trust; and the title to said property is believed to be good, but I will sell and convey as trustee only under the terms and authority of the Deed of Trust hereby foreclosed.
SAID SALE may be adjourned to another time or may be postponed to another date by public announcement at the appointed time of sale without readvertisement.
SAID SALE shall be subject to unpaid property taxes, assessments, subdivision restrictions, building lines, easements and all prior liens and encumbrances of record superior in right to the Deed of Trust; and any matter that an accurate survey of the premises might disclose.
THERE WERE no recorded liens against Ellis Taylor, Jr. or Mattie Taylor, by the United States of America with respect to which provisions of 26 U.S.C. ß7425(b) require notice to be sent to the United States of America.
THERE WERE no recorded liens against Ellis Taylor, Jr. or Mattie Taylor by the State of Tennessee with respect to which provisions of Tennessee Code Annotated ß67-1-1433(b)(1) require notice to be sent to the State of Tennessee.
There are no LIEN HOLDERS of record for which notice has to be given.
